Painting Services in Glenelg, Adelaide

Glenelg has been a seaside suburb for a long time, and its streets show every era of it. By the mid-1880s the esplanade was lined with Victorian mansions. Italianate terraces went up in the 1870s and 80s, Art Deco flats in the 1920s and 30s, and newer townhouses and apartments now sit between them. Painting any of them well comes down to two things: getting salt and loose paint off before you start, and preparing each surface the way it needs.

We paint Glenelg homes inside and out, from a single room to a full two-storey exterior. Every job starts with an in-person quote, and you get a fixed price in writing.

What We Offer in Glenelg

  • Eaves, verandah ceilings, carports and garage doors washed and prepped for coastal salt
  • Period terraces and villas: trims, timber doors, windows and verandahs
  • Apartment blocks and strata buildings, quoted for the body corporate
  • Interior repaints with plaster repair, cornices and ceilings

Salt where the rain doesn't reach

Sheltered spots collect the most salt. They get washed before they get painted.

Rain rinses most of a house, but eaves, verandah and patio ceilings, carports and garage doors stay dry, so salt from the sea air builds up there. BlueScope's maintenance guide asks for these sheltered areas of Colorbond steel to be hosed down every three months in coastal areas with salt spray, rather than every six. Before we paint, those areas get washed down so the new coat isn't going on over salt.

02

Render and cladding in full sun

Paint that fails the tape test comes off before any new coat goes on.

Rendered walls and fibre-cement cladding near the beach take the full sun and the wind. Before repainting, old paint gets an adhesion test: a small cross is cut through it, tape is pressed on and pulled off, and if paint comes away with it, that paint is unsound and has to be removed. Blistering usually means moisture behind the paint, and that has to be fixed first or the blisters come back.

03

Victorian terraces and villas

Old plaster and timber get repaired and primed, not painted over.

Glenelg's oldest homes date from the 1870s and 80s: terraces built in rows of attached houses, and villas set back from the beach. Inside they have high ceilings, cornices, panelled doors and fireplaces. Cracked plaster gets repaired and primed, and timber doors and windows are scraped back and filled before the topcoats, so the finish lasts on surfaces that have been painted many times before.

04

Art Deco flats and apartment blocks

One quote for the building, scheduled around the people living in it.

From the 1920s through the 1930s, Glenelg took to Art Deco, and many of its flats from that era still stand, alongside newer apartment blocks. For a block, we quote for the body corporate or strata manager, and plan the work in stages so residents can still come and go.

05

Lead in older paint

Home built before the mid-1970s? Treat the old layers as lead paint.

SA Health advises assuming houses built before the mid-1970s have lead-based paint in their older layers. That covers Glenelg's terraces, villas and interwar flats. Sanding or scraping it releases toxic dust, so it needs careful handling. If your home is that age, ask us how we'll manage it on your job.

FAQs

Glenelg Painting FAQs

Possibly. The City of Holdfast Bay has Local Heritage Places and areas covered by Historic or Character Overlays, and the Glenelg seafront includes State Heritage Places such as Seafield Tower. Under South Australia's planning rules, external painting of a Local Heritage Place that could affect its heritage value counts as development and needs approval. Internal painting doesn't. If you're unsure, call the City of Holdfast Bay on 08 8229 9999 before you choose colours.
More often than inland. BlueScope recommends hosing down sheltered areas like eaves, garage doors, carports and the underside of gutters every three months where marine salt spray is common, instead of every six. A gentle hose down is enough; it stops salt sitting on the surface between repaints.
On mild, dry days. Dulux advises avoiding painting in extreme heat or cold, and not painting if rain looks likely. We plan exterior days around the forecast and would rather move a day than paint in the wrong conditions.
Yes. We quote for the body corporate or strata manager, and stage the work so residents can keep using the building.
A typical 3–4 bedroom interior takes 3–5 working days, and a single-storey exterior about the same. Two-storey homes and exteriors with a lot of sheltered areas to wash and prep take longer. You get a specific day count in your written quote.
